Cadastral Zone (Zona Catastral): Is that part of the national territory in which the cadastral survey (levantamiento catastral) is in process; Cadastred Zone (Zona Catastrada): Is that part of the national territory where the cadastral survey has been concluded and made official; Owner (Propietario): Is the natural or legal person who exercises dominion over real estate through a public deed; Possessor (Poseedor): Is the natural or legal person who will promote possessory information to register their title in the Public Registry of Property (Registro Público de la Propiedad); Parcel (Parcela): Is the cadastral unit represented by a portion of land, which constitutes a complete physical unit and is delimited by a line that, without interruption, returns to its point of origin; Property (Predio): Is the portion formed by one or several contiguous parcels, interdependent with each other and which, located in a single province, belongs to one or several owners or possessors; Farm (Finca): Is the portion of land registered as a legal unit in the Public Registry or susceptible to being registered, by means of a number that individualizes it; Certification for Cadastral Purposes (Certificación para Efectos Catastrales): Is the certification issued by the Public Registry of Property with an indication of the registration citations that describe its property entries, boundaries, nature, measurement, situation, easements (servidumbres), improvements, and any other element that affects the physical description of the real estate; Legal Conciliation (Conciliación Jurídica): Is the verification of the conformity of boundaries and infrastructures of a registered farm on a plan, in relation to the corresponding registration in the Public Registry of Property; Surveyor's Protocol (Protocolo del Agrimensor): Is the set of documents where the surveying and topography surveys (levantamientos de agrimensura y topografía), carried out by the professional authorized by law, are recorded; Survey Plan (Plano de Agrimensura): Is the document by means of which only one farm, parcel, or property is represented graphically, mathematically, literally, and legally, which complies with the rules established by this regulation.
Cadastred Plan (Plano Catastrado): Is the survey plan that has been registered in the National Cadastre (Catastro Nacional).
Cadastral Record (Ficha Catastral): Is the document in which the basic, numerical, and literal information of each property is registered, and which must contain the data specified in the chapter on the Cadastral Certificate and any others that the National Cadastre deems pertinent. When any of the data recorded in the referred chapter is missing, or it is not possible to establish the concordance of the property with the data of the Public Registry, the National Cadastre will issue a record with provisional character. It will do the same in cases of litigation, indicating on this record and on the corresponding map the litigious area; Cadastral Certificate (Certificado Catastral): Is the document issued by the National Cadastre, by means of which it certifies that the plan of a real estate has been duly registered in that office, with the indication of whether the zone in which the real estate is located is a cadastral zone or a cadastred zone. In the latter case, the certificate may be a reproduction of the cadastral record; Act of Delimitation and Identification (Acta de Deslinde e Identificación): Is the act drawn up by an official of the National Cadastre or by the professional authorized by law for the practice of Surveying (Agrimensura), on the land itself, in accordance with the formalities of this Regulation and related laws. Said act shall be signed by the owner or possessor, or by their legal representative, attesting that they accept the data referring to the location and boundaries of their real estate, appearing in it; Act of Conformity (Acta de conformidad): Is the declaration signed by the owner, possessor, or by their legal representative in which they express their conformity with the cadastral data referring to their real estate; Cadastral Number (Número Catastral): Is formed by the map number and parcel number. The map number consists of ten digits. The parcel number has two parts: three digits for the consecutive numbering on the cadastral map and two digits for mutations; Owner Number (Número de Propietario): Is the number that identifies each owner with the properties that belong to them; and Property Number (Número de Predio): When the boundaries (deslindes) of the property coincide with those of the farm, the property number is equal to the farm number.
