a. Exceptional access for residential use: That access that, by exception, enables the subdivision of a property for residential use, in residential or mixed zones, which has restrictions regarding its length, width, and the number of lots it serves.
b. Access by easement (servidumbre) to parcels for agricultural, livestock, forestry, or mixed purposes: That means of access to a parcel with agricultural, livestock, forestry, or mixed use, resulting from a subdivision, which responds to the productive nature of the property it serves.
c. Building alignment: Distance or minimum physical limit for the placement of a building with respect to public roads, waterways, streams, springs, lakes, lagoons, estuaries, water springs (nacientes), the maritime-terrestrial zone, railways, high-voltage power lines, and special zones, issued by the competent entity.
d. Previously urbanized area: All those urbanizations whose public area cession has been duly approved and received by the Municipality of Paraíso.
e. Land-use capacity: It is the optimum degree of use that a determined land area possesses, based on the qualification of its limitations for producing crops in a sustained manner and for prolonged periods.
f. Residential complex: It is the development of urbanizations that includes, in addition to the enabling of properties through the opening of roads and provision of services, the construction of housing units.
g. Urban quadrant: It is the urban area or territorial sphere of development of a population center, where the majority of goods and services, the road network, and its immediate area of influence are found.
h. Right-of-way: That area or surface of land, property of the State, destined for the use of a road, which includes the roadway, green areas, and sidewalks, with adjacent zones used for all complementary installations and works. This area is delimited on both sides by the boundaries of the adjoining properties at their property line.
i. Subdivision for agricultural, livestock, forestry, or mixed purposes: Any such subdivision with access through an easement (servidumbre) for agricultural, livestock, or forestry parcels, where the land-use capacity is consistent with the purposes of the subdivision.
j. Subdivision for urban development purposes: Any such subdivision carried out fronting an existing public street, located outside an urban quadrant or a previously urbanized area. The minimum lot areas shall be adjusted to the provisions of the Regulation and Zoning Map of the Regulatory Plan of Paraíso.
k. Simple subdivision: Any such subdivision carried out fronting an existing public street, located within an urban quadrant or a previously urbanized area.
l. Subdivision: It is the division of any property for the purpose of selling, transferring, negotiating, distributing, exploiting, or using separately, the resulting parcels; it includes both partitions by judicial or extrajudicial adjudication, localizations of undivided rights, and mere segregations under the same owner, as well as those situated in urbanizations or new constructions that are of interest to the control of the formation and urban use of real estate.
m. Access strip: Any such strip that serves to enter the interior lot resulting from a subdivision with a frontage less than the standard; its area forms part of the interior property.
n. Industry: Any place, establishment, or activity, uncovered or covered, destined for the elaboration, handling, repair, transformation, or utilization of natural or artificial products. Included in this category are sites destined to receive or store artifacts, instruments, or utensils, materials, and raw materials. Likewise, it will be considered as industrial activities or establishments, for all legal purposes, bus and freight transport stations.
o. Official map: It is the plan or set of plans that accurately indicates the position of the layouts of public roads and areas to be reserved for community uses and services.
p. Urban infrastructure works: Those that provide support for the development of activities and the functioning of cities, in such a way that they permit the use of urban land. The foregoing considers aspects such as the road system, electrical energy service, potable water, sanitary sewer network, telecommunications, storm drainage, solid waste evacuation, among others.
q. Cadastral plan: It is the survey plan, physical or in electronic format, that has been registered in the National Cadastre. Its effects are defined in the Regulation to the National Cadastre Law, Executive Decree No. 34331-J, and its amendments or the regulations that replace it.
r. Survey plan: It is the plan, physical or in electronic format, that graphically and mathematically represents a property, which complies with the standards established by the Regulation to the National Cadastre Law, Executive Decree No. 34331-J, and its amendments or the regulations that replace it.
s. General cadastral plan: It is the plan containing the general design of the urbanization or residential complex, or of a subdivision for urban development purposes, including the area and location of lots, commercial or commercial/residential zones, streets, playgrounds, community facilities, parks, forest protection areas, and reserves, if any.
t. Roadway foresight: Process by which the width of the right-of-way is required to be adjusted, in accordance with the provisions established by the Ministry of Public Works and Transport for national roads, or by the Municipality of Paraíso for local roads.
u. Indispensable public services: Those corresponding to the service or availability of potable water and electrical energy service.
v. Public services: These are those services that allow resolving the needs of the population, such as lighting, potable water, cleaning, health, telephone, and transport, administered by the State or by private companies.
w. Existing urbanization: Any urbanization built with the respective municipal permit and whose cession of public areas has been duly approved and received by the Municipality.
x. Urbanization: The subdivision and enabling of a land for urban purposes through the opening of streets and provision of public services.
y. Multifamily dwelling: It is the building conceived as an architectural unit with independent habitable areas, suitable for sheltering two or more families.
z. Single-family dwelling: It is the building provided with habitable areas destined to shelter a single family.
aa. Dwelling: It is any locale or enclosure, fixed or mobile, built, converted, or arranged, that is used for housing purposes for people, on a permanent or temporary basis.
