a- Access (Acceso): Roadway onto which a lot or property faces.
b- Hostel (Albergue): Establishment of rustic, comfortable characteristics, that provides lodging service especially to athletes or groups united by a common interest or activity. There are several modalities whose characteristics, and additional services, vary according to their specialization, and based on this, the most appropriate name will be given to them.
c- Maximum height (Altura máxima): Established from the ground to the ridge point of the building.
d- Furnishings (Amueblado): Set of urban elements, such as benches, trash cans, tables, posts, signs, and labels that support services, for the comfort of the user.
e- Apartotel: Establishment that provides lodging service for a daily or monthly rate, and that has the following characteristics:
1- It is constituted by apartment-type units, each with one or more bedrooms, private bathroom, living-dining room, and kitchen.
2- It occupies the entirety of a building or a completely independent part of it, and its dependencies constitute a homogeneous whole, with entrances for the exclusive use of the establishment.
3- It includes cleaning service in the rate; and 4- It has parking for the vehicles of the guests.
f- Green Area (Área Verde): Grassed or wooded free areas, for public, communal use, destined for the recreation and ornamentation of the community.
g- Barrier (Barrera): Element that serves as a separation between lots, patios, or gardens of properties.
h- Cabin (Cabina): Establishment that provides lodging service for a daily or monthly rate- with units that are independent, with one or more bedrooms, private bathroom, kitchen, independent entrance from the outside, and with parking for the guests' vehicles.
i- Campgrounds (Campamentos): Establishment that provides a rental service, for a daily rate or monthly, of duly delimited and conditioned lands to facilitate outdoor life, in which one spends the night under a tent, in a habitable trailer, or similar.
j- Guesthouse (Casa de huéspedes): Establishment similar to a pensión that does not offer food service.
k- Use Certification (Certificación de Uso): Document establishing the possibility of destining a portion of land for the construction of the works covered in these Regulations. Said certificate will be issued by the Municipality of Osa at the request of the interested party.
l- Concession (Concesión): Public contract between the Municipality and the concessionaire, which grants the latter the right to use the land on a lot within the Zona Marítimo Terrestre specifically in the restricted zone (150 m.) not including the Zona Pública (50 meters in front of the littoral sector).
m-Concessionaire (Concesionario): Legal entity, individual, or corporation that possesses a concession right in the Zona Marítimo Terrestre.
n- Condohotel: Hotel establishment in which the property of the real estate is governed by the Condominium Property Law No. 3670 of March 22, 1996, and in which the hotel operation is guaranteed through a management contract with a hotel operating company that assumes the functions corresponding to the administrators according to the law and those derived from the hotel nature.
n- Conservation (Conservación): In urban planning, it is the action that, in accordance with the provisions of Urban Development Plans, is oriented to maintaining the ecological balance, the good condition of material works (buildings, monuments, plazas, and parks) and in general, everything that constitutes the historical, cultural, and social heritage of population centers.
ñ- Construction (Construcción): Any structure that is fixed or incorporated into land includes any building, reconstruction, remodeling, or expansion work that implies permanence.
o- Density (Densidad): Consists of the number of temporary or permanent residents per unit of area (in this case, the estimated unit of area is the hectare).
p- Net Density (Densidad Neta): It shall be understood as the ratio of inhabitants divided by the total surface area of the occupied land, previously deducting road surfaces.
q- Right-of-way (Derecho de vía): Is the measure of the public use zone, taken between the demarcation lines established by the MOPT, the corresponding Municipality, or a Regulating Plan.
r- Buildings (Edificaciones): All those works destined for habitation, work, recreation, tourism, etc.
s- Hotel: Is a type of establishment with a minimum of twenty rooms, or more according to the category corresponding to it, that provides lodging service for a daily rate, as well as food service, at the client's choice. It must occupy the entirety of a building or an absolutely independent part of it, with dependencies that constitute a homogeneous whole, with entrances, hallways, stairs, and elevators for the exclusive use of the establishment.
t- Residential Hotel (Hotel residencia): Is a hotel that does not offer food service.
u- Building Index (Índice de Edificabilidad): The Building Index is a constant and specific value according to each use, be it tourist residential, tourist commercial, tourist lodging, etc.). This result consists of the total number of square meters of habitable construction, permitted on any number of floors.
v- Offender (Infractor): Individual, legal entity, or any Government dependency that does not comply with these present Zoning Regulations.
x- Infrastructure (Infraestructura): Urban services and installations, such as: roads. drainage, aqueducts, sewerage, electricity, telephony, and other similar ones.
y- Lot (Lote): A parcel of land of any size, whether given in concession or private property.
z- Tourist Motel (Motel turístico): Is a type of hotel establishment that provides lodging service for a daily rate and that has the following characteristics:
1- It offers travelers parking for their vehicles within the same establishment.
2- It is preferably located outside urban centers and near public highways.
3- It has a minimum of five rooms, all with private bathroom and independent entrance from the outside.
4- The building does not exceed two stories, and it is indicated on the outside of the same, by means of illuminated signs that allow easy reading from the highway both day and night, whether there are vacancies or if there are none.
a' Number of stories (Número de plantas): Must be understood as total stories or total or partial coverage of the floor area (mezzanine counts as a story or floor).
b' Occupancy (Ocupación): Consists of the percentage of land that can be covered by constructed areas, habitable or not. such as access ways, parking lots, swimming pools, parking areas, and other non-natural covers; internal green areas are considered residual areas not included in the occupancy percentage; they must be destined for gardens, lakes, fruit trees, ornamentals, etc.
c' Pensión: Is a type of small establishment that is normally managed in a family manner, with a minimum capacity of three rooms, and that offers food service on a full board or half board basis, at a single global rate.
d' Owner (Propietario): Is the person(s), company(ies), or dependency(ies) that holds title of property over lands adjacent to the Zona Marítimo Terrestre.
e' Protection (Protección): Is that area in which urban works are subject to restrictions.
f' Setbacks (Retiros): Non-built open spaces comprised between a structure and the boundaries of the respective property.
g' Solar: Size or dimension of a property or parcel of any size, whether given in concession or private property.
h' Urbanization (Urbanización): Is the subdivision (fraccionamiento) and habilitation of a land for urban purposes through the opening of streets and provision of services.
i' Use (Uso): Utilization, on a private basis, of areas or properties.
j' Permitted Use (Uso permitido): Is that use of the farm or lot, over which, the concessionaire, has the possibility of destining their land without more restrictions than those herein indicated, and after processing the construction permits required by the Municipality of Osa.
k' Conditional Use (Uso condicional): Is that which, while not being the most recommendable for the area's conditions, does not generate conflict with the permitted uses. This use may be given to a land, with special prior authorization from the Municipality and the Instituto Costarricense de Turismo, by means of a certificate.
l' Conflicting Use (Uso conflictivo): Is that which does not conform to the zoning indicated in the Regulating Plan. Conflicting uses are not permitted under any condition.
m' Public road (Vía publica): Spaces destined for the circulation of vehicles or pedestrians.
n' Tourist Dwelling (Vivienda Turística): Is a type of establishment that provides lodging service for a daily or monthly rate, with units that are independent, with one or more bedrooms, private bathroom, kitchen, independent entrance from the outside, and with parking for the guests' vehicles.
ñ' Single-family dwelling (Vivienda unifamiliar): Is the building provided with habitable areas destined for the shelter of a single family.
o' Zoning (Zonificación): Is the division of a territory into use zones, for the purposes of its rational development.
