The Municipality of Puntarenas, in accordance with the provisions of Law 6043 on the Maritime Terrestrial Zone and recognizing the need to order the development of the coastlines that form part of the Canton, issues these "Zoning Regulations" which shall be applicable to the Maritime Terrestrial Zone of the southeast coastal sector of Playa Carmen, from boundary marker 37 + 20 meters to boundary marker SO, located on the Cabuya Sheet (1:50,000) of the Instituto Geográfico Nacional; approximately between Lamberth Coordinates: 178,825N - 409,870E and 178,240N - 410,330E, respectively. Maps Nos. 20 and 21, which present the zones contemplated and the road system, form part of these Regulations. The central objective of the zoning is to guide the spatial development of the area in question in order to:
- a)Define the tourism development model in accordance with the physical-natural conditions of the area, through appropriate design and management guidelines, considering uses for protection, lodging, food service, and other complementary uses.
- b)Protect natural resources through sustainable development that promotes their rational use.
- c)Favor the health, economy, and well-being of the national and foreign population, both local and visiting.
- d)Establish a physical development policy that, based on the land conditions, gives it the most appropriate use and takes into consideration the scenic conditions of the area.
- e)Achieve compliance with the norms and requirements of Law 6043 and its regulations, regarding land use in the coastal sector.
