- a)Definition: These are special areas where local communities reside with historical roots on the coast (the community established no less than 20 years ago), which has shaped a reality expressed in diverse cultural, social, and environmental manifestations.
- b)Purpose: These areas are mainly dedicated to artisanal fishing or related activities, the sustainable extraction of marine resources, tourism by small family businesses, commerce, services, and other productive activities. As part of the planning, they are areas intended for the preservation of the culture, customs, and traditions of local communities and the improvement of their quality of life in full harmony with the protection of the environment and natural ecosystems.
- c)Location: The area for Coastal Town has been located in the Montezuma sector and can be located on the zoning map by its acronym EPC.
- d)Permitted uses: Banks, churches, rural guard, fire department, Red Cross, cultural centers, schools, sanitary and medical services and other services necessary for the functioning of a community, recreational parks, sports courts, children's games, parking lots, and all those areas that serve as recreation and social gathering for the people of the community.
Also included are tourism businesses with the tourism declaration issued by the ICT. (Hotels, cabins, etc.)
Café, sodas, shops, restaurant, medical offices, soda fountains, crafts, bakeries, souvenirs, small businesses, and groceries, and all those commercial activities that can support a community.
Family housing for community members and fishermen.
- e)Non-permitted uses: Any other use not listed under permitted uses.
- f)Concessions: Must comply with the requirements established in Law No. 6043 and its Regulation.
- g)Requirements:
Area: Basic Services: Minimum: 200 m²; Maximum: 5,000 m², per lot.
Recreation: Minimum 200 m²; maximum 10,000 m², per lot.
Tourism use: Minimum 250 m²; Maximum: 10,000 m² per lot.
Commercial: Minimum 200 m²; maximum 2,000 m², per lot.
Housing use: The minimum and maximum areas per lot shall be governed in accordance with the provisions of Article 65 of the Regulation of the Ley de la Zona Marítimo Terrestre.
Facilities intended for public services: Minimum: 200 m²; Maximum: 5,000 m².
Coverage: Up to 80%, depending on the use and dimensions of the parcel. When there is a public sanitary sewer network and a stormwater collection system, 85% coverage may be used.
Density: Tourism: from 10 to 50 rooms/ha.
Commerce: from one to three commercial units per lot.
Housing: one per lot.
Height: Maximum up to 3 stories up to 14 meters maximum to the ridge.
Setbacks: Side, rear, and front setbacks shall be governed in accordance with the provisions of Article 65 of the Regulation of the Ley de la Zona Marítimo Terrestre.
