a. Access: Public road (Vía) facing a lot or property.
b. Green Area (Área Verde): Open areas with grass or trees, for public, communal use intended for the recreation and ornamentation of the community.
c. Concession (Concesión): Public contract between the Municipality and the concessionaire, granting the latter the right to use the land on a lot within the Maritime-Terrestrial Zone.
d. Concessionaire (Concesionario): Legal, physical, or moral person who holds a Concession right in the Maritime-Terrestrial Zone.
e. Construction (Construcción): Any structure that is fixed to or incorporated into land: it constitutes any building, reconstruction, remodeling, or expansion work that implies permanence.
f. Buildings (Edificaciones): All those works intended for habitation, work, recreation, tourism, etc.
g. Infractor: Person or Government agency that does not comply with these Zoning Regulations.
h. Lot (Lote): A parcel of land of any size, whether given in concession or private property.
i. Infrastructure (Infraestructura): Services and installations of an urban nature, such as: roads, drainages, aqueducts, sewers, electricity, telephony, and other similar ones.
j. Owner (Propietario): The person(s), company(ies), or agency(ies) that holds a property title over lands adjacent to the Maritime-Terrestrial Zone.
k. Protection: The area in which urban works are subject to restrictions.
l. Regulations (Reglamento): Compilation of norms that govern the development of areas subject to the plan and requirements for the construction of installations and roads.
ll. Setbacks (Retiros): Open, unbuilt spaces between a structure and the boundaries of the respective property.
m. Use (Uso): Exploitation, under private title, of areas or properties.
n. Permitted Use (Uso permitido): That use of a land or lot over which the concessionaire has the possibility of designating their land, without more restrictions than those indicated here, and after processing the construction permits required by the Municipality of Hojancha.
ñ. Conditional Use (Uso condicional): That which, while not being the most recommendable for the land conditions, does not generate conflicts with the permitted uses. This use can be given to a land, upon special authorization from the Municipality and the Instituto Costarricense de Turismo, through a certificate.
o. Conflicting Use (Uso conflictivo): That which does not conform to the zoning indicated in the Regulatory Plan. Conflicting uses are not permitted under any condition.
p. Public Road (Vía pública): Spaces intended for the circulation of vehicles or pedestrians.
r. Road Network (Vialidad): All kinds of roads that allow public access to each of the lots resulting from the concessions.
s. Single-family dwelling (Vivienda unifamiliar): The building provided with habitable areas intended to shelter a single family.
t. Zoning (Zonificación): The division of a territory into use zones, for the effect of its rational development.
